Light-filled single storey rear extension with full-width glazing opening onto the garden, creating a bright family living space.

Single Storey Rear Extension Creating a Light-Filled Family Space

This single storey rear extension transformed a small mid-terrace family home by replacing an outdated conservatory with a bright, open-plan kitchen, dining, and sitting space.

Carefully designed to maximise light while respecting space constraints and access requirements, the extension delivers a modern family room that feels generous, airy, and well connected to the garden.

The Challenge

For this single storey rear extension project, the homeowners wanted a dedicated family entertainment space that was separate from the front living room.

Working within a narrow mid-terrace property, the key challenges were limited width, a small rear garden, and the need to maintain front-to-back access via a shared side alley. The new space needed to feel light, open, and functional without overwhelming the garden or compromising access, solved by our design-led extension approach.

Our Solution & Design Approach

Our design solution focused on removing the existing rear conservatory and replacing it with a carefully proportioned single storey extension. To preserve garden space, the new extension footprint was kept only slightly larger than the original conservatory. A good example of the type of work we deliver through our home extensions in Harrow.

A full-width breakthrough between the existing house and the extension created a spacious open-plan kitchen, dining, and sitting area. Large rear bi-fold doors were installed to frame the garden and maximise daylight, while a gable-ended roof with a vaulted internal ceiling and rooflights on both slopes ensured the room remained light and airy throughout the day.

The Build Process

Although modest in size, the build required careful sequencing due to the removal of the existing kitchen and rear wall of the property. During this phase, a temporary kitchen was set up in the front living room to minimise disruption.

Once the structural works were completed, the roof installed, and the extension made weather-tight, the breakthrough into the new space allowed the homeowners to fully appreciate the scale, light, and potential of the new room.

The Result

The completed single storey rear extension delivered a modern, light-filled family space that exceeded the clients’ expectations. The streamlined kitchen design, featuring handleless units and a striking copper splashback, created a contemporary, Pinterest-worthy finish.

The new room blends seamlessly with the existing home, proving that thoughtful design and careful execution can achieve impressive results without excessive cost.
